What a slab leak is
A slab leak is a leak in a water or heating line that runs under or inside a concrete floor. Most Oak Park houses have basements, so slabs are found in additions, attached garages, some newer or mid-century construction, first-floor condo units and commercial spaces. See slab leak detection.
Early warning signs
- A warm spot on the floor.
- A water bill that climbs without explanation.
- The sound of running water when everything is off.
- Damp carpet or lifting flooring.
- A meter that moves with all fixtures off.
What to do right away
- Confirm with a meter test.
- If the meter is moving fast, shut off the main valve.
- Move rugs and furniture away from damp floors.
- Photograph the area and note the date.
- Call a professional to pinpoint the leak.
Limit the damage while you wait
Run fans and a dehumidifier to keep surfaces dry. Avoid wet-vacuuming electrical areas. Do not drill into the slab to look for the pipe; the leak may be under pressure and you can damage other lines. The EPA advises drying wet materials within 24 to 48 hours to limit mold growth.
Repair options
A repair may involve a small opening in the slab, rerouting the line through walls or the attic, or replacing the line. Ask your contractor to explain the options and which is least disruptive. See water leak repair and moisture detection and mapping.
